Summary
B&B Piantarosa is an ancient mansion of the 18th century that is located right on the old Via Etrusca that connected Perugia and Orvieto in the old times. The mansion is fully integrated in the large farm of an old family, proprietors that moved from Romagna to Umbria during Napoleon's Russian campaign in the 19th century. The mansion overlooks vineyards, cultivated farmland, olive groves, ancient villages, small lakes and soft hills.
Recently, in 2009, Piantarosa is restored and converted into a luxurious Bed and Breakfast. The family thought about every single detail. The heated pool is beautifully positioned.
When restructuring the entire mansion, all original details were kept unchanged. In the main area on the ground floor, it offers a nice spacious living room with open fireplace, a relaxing area, a large kitchen with dining room, a bathroom plus two covered spacious terraces to enjoy the silence of the countryside.
On the first floor, the central room is a nice living room with fireplace, that gives access to four large double bedrooms with private bathrooms. One of these bedrooms is a lovely suite on two floors in the tower of the building.
Next to the central unit are located a billiard room, one independent double bedroom with bathroom and covered terrace plus a fully independent pool house including another double bedroom with private bath and a cooking facility. All rooms can be used independently or by groups. On the lower floor of the main building one can find the sauna, a small gym plus another bathroom facility serving the pool area.

ACCOMODATION
Bedrooms
4 double bedrooms on the first floor. 1 bedroom on ground floor, specifically for less mobile guests. Next to the pool there is a seperate apartment with small kitchen. All bedrooms are nicely decorated with antique furniture.

All en-suite luxery bathrooms. Some rooms have a private bath.

The main living room is very well decorated and is available for all guests in the house. A large antique fireplace gives a very cozy atmosphere.

There is a separate billiard room next to the old tower. The antique billiard itself is recently restored and is impressive.

Outside
The tower is positioned in the vineyards of the family. Around the house there are several gardens and terraces. Next to the house the (heated) large pool is positioned as well as a small gym.
Notes
An exceptional service is the Finish sauna available for guests. For those who would like to extend their visit to Umbria with a couple of days in Rome, the owner offers a beautiful apartment for rent up to 4 persons, comfortably located near the Vatican and the historic center of the Eternal City. SURROUNDINGS
Lake Trasimeno (27 km) and the city center of Perugia (23 km) are very close by. Closest main town is Marsciano (15 km) where an extensive offering of shops is available.
In the nearest village Mercatello (2,5 km) there are some shops.

Ideal for long walks directly from the property. Beach and water sport facilities at the nearby Lake Trasimeno (27 km). A golf course is in Ellera Umbra (21 km) at Golf Club Perugia (18 holes).

Nearest airports are Umbria International Airport Sant'Egidio near Perugia (47 km), Rome Fiumicino (196 km) and Ciampino (179 km) International Airports and Florence International Airport (190 km); nearest E45 Motorway exit is just beyond Marsciano (20 km) for Rome, Perugia and Florence; in Marsciano also the railway station and car rentals are available.
