Summary
Casa Capalle is a six hundred year old farmhouse, beautifully restored to retain is original charm. It stands at the top of the Antognolla Valley, looking down to the magnificent castle and across the championship golf course. The property is situated within the Antognolla Estate which provides both security and privacy.
The house is surrounded by 2.5 acres of stunning landscaped gardens with mature olive trees, banks of lavander and a vast array of shrubs. There is an L-shaped infinity pool with a large surrounding terrace for sun beds and loungers. The sun terrace affords magnificent views of Antognolla Castle and the estate beyond. The pool is salt water treated and has both shallow and deep ends allowing young and old to enjoy it. Near the pool is a large covered pergola with seating for 12 and gas bbq. There is a separate kitchen garden adjacent to the main house which has its own seating area for 6.

BOOKING INFORMATION
Pricing per week
Mid October - March: EUR 2300; April - May and mid September - mid October: EUR 2950; June - mid September: EUR 4350.
Procedure
Deposit: 30% upon booking, balance one month before arrival; cleaning twice a week included in the rental price.
Changing
Saturdays arrival as of 4 PM, departure latest 10 AM.
ACCOMODATION
Bedrooms
Casa Capalle has four large double bedrooms, simply, yet elegantly furnished. It is approached through a lovely courtyard, with the first floor still accessible via the original staircase. Leading from the main sitting room, there is a large bedroom with a double or 2 single beds and an en-suite bathroom with bath and shower.
There are 3 further double bedrooms on the first floor all with en-suite bathrooms. The master suite has a dressing room and hydro-massage bath. Three of the double bedrooms can be separated to give 2 single beds.
The cottage Capannetta, beautifully positioned in the garden is adjacent to the main villa but separate and self-contained. It has two double bedrooms, with modern en suite bathrooms (one with hydro-massage bath).
Bathrooms
There are 6 modern bathrooms and 2 WC's.
Kitchen
On the ground floor of the mainhouse there is a fully equipped kitchen with two ovens, gas range, large fridge and freezer, dishwasher and coffee making machine. There is also a breakfast table with seating for six.
Livingrooms
Leading from the kitchen is a spectacular dining and living room which is presided over by the great fireplace. The antique French oak dining table can seat 8 or 12. The living room has a large satellite TV, with VCR and DVD and a HI-FI unit.
Other rooms
Next to the kitchen is a laundry and utility room which contains both a washing machine and separate dryer and an additional WC.
One the top floor there is a large games room which has a snooker / table tennis table, sitting area and a selection of board games. There is an office with broadband internet access that is available in the main villa for guests wishing to bring their own laptop. There is also a large selection of guide books, novels and maps.
Cleaning
Cleaning service on Saturday and Wednesday. Daily maid service available upon request against separate charge.

SURROUNDINGS
First and for all facility is the Golf Course of Antognolla, an 18 holes Championship course designed by Robert Trent Jones Jr. within the estate at 2 minutes drive. There is a driving range, practice ground, club house, restaurant, bar and rental facilities for clubs, trolleys and golf carts. The club is also accessible with a golf cart through a private path across the nature reserve. All guests staying enjoy discounts on the golf green fees and at the clubhouse restaurant.
Some shops are available in the nearest village Pierantonio (7 km) and a local town market can be found in Umbertide (14 km).
LEISURE
Leisure
Next to golf the property is an ideal operating base for long walks and other activities as mountain biking or fishing in one of the lakes of the estate during summer or in the river during fall, winter and spring.

Cook service is available upon request with butler service (minimum 4 pax). Cooking classes are available either at the villa or at the golf clubhouse (minimum 4 pax).
