Villa Alfani is an elegant stone farmhouse, restructured as to guarantee a high standard and totally relaxing for the guests. The materials used for the renovation are of a high quality with many original pieces made by local artist and the terracotta pavement, the wooden beams were recycling from the old property. Immersed in the quiet Umbrian country side, the property is only 13 km away from the Orvieto this strategic position of the villa offers its guests the opportunity to visit many famous art centers like Assisi, Siena and other the major tourists centers in Tuscany and Umbria. Please Note: when the property is rented in this solution no other guests will be present on site.

Pricing per week
November - 18 December and January - May: EUR 1800; May - June, September - October and Christmas - New Year: EUR 2560; July - August: EUR 3200.
Procedure
Deposit: 30% upon booking plus EUR 40 reservation fee, balance 40 days prior to arrival;
security deposit: EUR 600;
weekly cleaning included in rental price;
please inform about different prices if you intend to rent for 10 guests;
extra cleaning and linen, heating, firewood and internet available upon request against separate charges.
Changing
Saturdays arrival as of 4 PM until 7 PM, departure latest 10 AM.

Bedrooms
The first floor is reachable via a terracotto staircase and composed of two double bedrooms with en-suite bathrooms with shower, a twin bedroom with en-suite bathroom with shower and another double bedroom with en-suite bathroom with bathtub.

Kitchen
The kitchen is located at the ground floor with a separate service bathroom.
Livingrooms
The main entrance is on the ground floor which is made up of a living room, TV corner and dining room. Also there's a study.

At the first floor one can also find a study with piano and a separate laundry room.
Cleaning
Weekly cleaning and weekly fresh towels and bed linen; more often upon request against separate charge.

Outside
The house is immersed in the green Umbrian country side surrounded by olive groves, woods and agriculture fields cultivated with corn and wheat. The property is fenced and surrounded by a English lawn enriched with secular trees which offer valuable shade on the hot summer days. On one side of the house there is a porch, furnished with table, chairs and barbecue. Open from the last Saturday of April to the first Saturday in October, the rectangular shape swimming pool is 60 m from the house and has a Roman staircase, the pool measures 12m x 6m with a depth from 1m to 1,80m. The pavements bordering the pool is in terracotta and is surrounded by a well kept lawn area where there are sun beds, table, chairs and sun umbrellas.

SURROUNDINGS
Only 8 kilometers away from the city of Orvieto the property is very centrally located. Orvieto itself is a pleasant city spectacularly perched on a tuff stone table like hill top. The cathedral especially its facade is among the most beautiful in Italy, not to say in the entire world. Lake Bolsena is not far away and at half a day trip distance Umbrian cities like Citta della Pieve and Todi as well as Montepulciano in Tuscany are worth a visit.
All kind of shopping is easy to do at close distance in Orvieto and/or Baschi.

Lake Corbara is very near. From the property long walks are ideal.

All kind of activities can be arranged upon request, like excursions, cooking at location, children activities, etc.
Festivals
World famous Umbria Jazz (July) and Eurochocolate (October) in Perugia. Umbria Winter Jazz (December) in Orvieto is a true pleasure if you would spend for instance your Christmas and New Year holidays at the property.

Nearest airports are Umbria International Airport Sant'Egidio near Perugia (83 km), Rome Fiumicino (156 km) and Ciampino (137 km) International Airports and Florence International Airport (168 km); nearest A1 Motorway exit plus international train station of Orvieto (7 km) also hosts car rentals.
Distances
Immersed in the country side this property is an excellent starting point for whom likes tours and sightseeing all over Tuscany, Umbria and/or Lazio. The entire southern Tuscan country side with UNESCO World Heritage places like Val d'Orcia, Pienza, Siena and San Gimignano as well as famous wine villages like Montalcino (Brunello) and Montepulciano (Vino Nobile) are within a stone's throw so to say. The important Umbrian cities like Todi, Perugia and Assisi can be easily reached via the highway E45. And very important, Orvieto has an important international railway station that enables comfortable visits by train to major cities like Rome and Florence avoiding traffic and parking problems.
