Summary
Charming and completely restored 13th century guest house of the castle (later partially used as olive mill) transformed into a luxurious country house with two spacious two-storeyed apartments, located at the ring wall of the castle. During your stay in the olive mill you will have the possibility of being the Noble family's private guest and get a guided tour of the castle and the surrounding estate. The family is always available to help with all practical needs whenever necessary during your stay.
The apartment Leccino (155 m2) is equipped with satellite television, high-speed-internet connection, independent heating, fully equipped kitchen with dishwasher, laundry facilities and drying rack. The apartment is furnished in the traditional style of an Italian manor house with a tasteful combination of antique and modern furniture. The bedrooms have quality mattresses and in winter duvets. The garden has a cozy dining area, comfortable deck chairs and a beautiful view over the valley.

Changing
Saturdays arrival as of 4 PM until 8 PM, departure latest 10 AM.
ACCOMODATION
Bedrooms
At the first floor the entrance hall leads to two well-equipped bedrooms each with double beds and possibility of twin beds. One room has a beautiful view over the valley, the other towards the castle.
Furthermore there's a double sofabed in the living room and a charming landing on the way up to the first floor leads to an alcove bed, for children.
Bathrooms
The ground floor bathroom has shower, bidet and wc. The first floor bathroom has bath/shower, bidet and wc.
Kitchen
The ground floor has a spacious, large and light kitchen-dining room with direct access to the garden and a small storage room. The kitchen is made in old wood and fully equipped.
Livingrooms
Large cozy double living room with castle like atmosphere including comfortable chairs, sofa, library and huge fireplace. Here, a flat widescreen TV with SKY Cinema package is available as well.

The apartment has its own garden, with luxury garden furniture, with lawn and parking facilities. The park of the castle is also accessible for the guests.
Notes
The castle lies in a beautiful forest-covered hilltop overlooking the historical border between the medieval city-states of Orvieto and Perugia. The castle has existed since the early 12th century and has in the last 4 centuries been the property of the same noble family. Today, still family-owned, it is the centre of an estate covering nearly 3000 acres of beautiful Umbrian countryside, where oak forests, vineyards, olive fields and arable land blend in total harmony with ancient dry walls and farmhouses built of local stone. The principal products of the estate are wine, olive oil, cereals, oil seeds, forage and forest products. There is abundant wildlife such as boar and deer, and the local flora including truffles and mushrooms. The beautiful surroundings and unspoiled environment make it hard to believe that this estate is only 17 kilometers away from the A1 motorway, exit Fabro.
SURROUNDINGS
The Castle is close to the main communication lines and almost equidistant of Rome (168 km) and Florence (153 km). It is an ideal base for exploring the historical treasures of Umbria and Tuscany, especially the countryside of the historical provinces of Orvieto, Todi, Spoleto, Perugia and Siena.
In the tiny village is a restaurant and winebar serving light meals. Montegabbione (7 km) hosts a couple of shops, restaurants, bar and gas station where Fabro (16 km) has supermarkets, shops and bars. Larger shops and supermarkets can be found in Chiusi (30 km) or Orvieto (44 km).

The estate is an ideal operating base for those who are fond of trekking, archery, mountain bike, guided tours through the castle and surrounding estate as well as wine and olive oil tasting. Tennis can be done in Monteleone d'Orvieto (11 km) and horseback riding in Ficulle (15 km). Beach and water sport facilities at the nearby Lake Trasimeno (45 km). Golf courses are near Panicarola (33 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (42 km) at Golf Club Perugia (18 holes).
