It is a classical stone house built as two floors set in the middle of the unspoiled stunning nature of Umbria. A villa built with respect to all local traditions but mixed with the well known north Italian exclusive modern interiors. The architects have created a peaceful setting with attention to all detail (built-in cooling floors, fantastic lighting, pool with views, modern kitchen, designer bathrooms, etc.).
The villa, on top of rock and with 13 hectares of private land and no neighbours. In this villa you can combine the traditional country side holiday experience (the land has more than 200 olive trees and own forest) with modern facilities - all made for you to enjoy simple and easy living. Another strong point of this property is its strategic position which makes it possible to reach many well known historical centers like: Perugia, Gubbio, Cortona and Lake Trasimeno. Please note: when the property is rented in this solution no other guest will be present on site.

Procedure
Deposit: 30% upon booking, balance 30 days prior to arrival;
Weekly cleaning and weekly fresh bed linen included in rental price; extra mandatory cleaning charge EUR 30 per animal per week;
Security deposit: EUR 700;
Extra linen and cleaning, internet access, heating, airconditioning and firewood available upon request against separate charges.
Changing
Saturdays (depending on other bookings) as of 4 PM, departure latest 10 AM.
ACCOMODATION
Bedrooms
On the ground floor one can find a double bedroom, a twin bedroom and a bathroom with shower. On the first floor there is the master double bedroom with exit to the garden.
Bathrooms
The ground floor has a bathroom with shower. The first floor hosts two design bathrooms, one with shower and the other with bathtub.
Kitchen
The dining room is collocated with the modern kitchen.
Livingrooms
From the main entrance which can be found on the ground floor we have access to a very light full salon and the dining room with open fire place and large windows over the panoramic terrace. Via a very stylish staircase one reaches the second floor composed by a salon with fire place and a large modern living room with a 50 inch wide screen television.

Weekly cleaning and weekly fresh towels and bed linen are included; mandatory extra cleaning charge in case of pets present.

The property is surrounded by 13.000 m2 of private land, cultivated primarily by olive groves and woods. The park area is equipped with a large panoramic terrace furnished with dining table, chairs and sun umbrellas, perfect place for outside dinners. The surrounding land is also ideal for the sport lovers. The swimming pool is situated on a panoramic hill side behind the house and reached via a few large steps. Open from the first Saturday of April to the first Saturday of October the rectangularly shaped swimming pool measures 14 meter x 6 meter with a depth which goes from a minimum 1,20m to a maximum of 2,20m. The solarium area is equipped with all the necessary comforts like the wrought iron sun beds, tables, chairs, umbrellas and a beautiful wrought iron porch swing from where it is possible to enjoy the beauty, tranquility and the fullness of the surrounding nature.

SURROUNDINGS
The property is located 2 km away from the town of Castel Rigone; the last 600 meters to the property are unpaved road. Lake Trasimeno with its surrounding hamlets, its natural countryside paths and its islands in the middle of the Lake are a very interesting environment for sightseeing, excursions and to practice water sports.
In Castel Rigone (2 km) nearest shops (bakery, groceries) can be found.

Beach and water sport facilities at the nearby Lake Trasimeno (10 km). Golf courses are near Panicarola (15 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (21 km) at Golf Club Perugia (18 holes).

The nearest international airports are in Perugia / Sant'Egidio (40 km), Florence (120 km), Rome Ciampino (209 km) and Rome Fiumicino (226 km). In Terontola (12 km) one can find an international train station where another train station can be found in Passignano sul Trasimeno (10 km). Both stations allow fast connections with Florence and Rome.
