More palazzo than farmhouse it has been lovingly furnished with great sophistication and attention for details. It sits proudly on a promontory overlooking the valley below. Its private area of meadows and woodlands stretches out for 117 acres so you can be assured of total privacy and tranquility.
The villa is surrounded on three sides by large terraces, giving ample space for outdoor dining and living. The gardens are meticulously maintained and there is a large swimming pool and sun terrace.

BOOKING INFORMATION
Pricing per week
Mid September - October and April - May: Eur 3950; June - mid September: EUR 4850; November - March: EUR 3500.
Procedure
Deposit: 30% upon booking, balance 30 days prior to arrival; maid service is included in the rental price.
Changing
Saturdays arrival as of 4 PM, departure latest 10 AM. Other days upon request.
ACCOMODATION
Bedrooms
The first floor is presided over by the magnificent master bedroom, with attached sitting room and luxurious bathroom with copper bath tub and enormous shower. There are 2 further double bedrooms (1 en-suite), a twin room and a separate bathroom.
Bathrooms
All very luxurious bathrooms, very spacious with the highest possible level of sanitary.
Kitchen
The kitchen is very well equipped with an Ilve (Boretti) top of the range gas cooker and electric oven, fridge, freezer and dishwasher. The kitchen seats 4 on a small kitchen table and there is a separate grand dining area with table that seat 8. The main outdoor dining table can seat 12.
Livingrooms
Connected by a series of grand archways, the ground floor reception rooms flow seamlessly together leading onto the terrace with breathtaking view of the valley below and a 12th century Umbrian fort.
Other rooms
There is a separate utility room with washing machine and dryer and an additional bathroom with shower.
Cleaning
Maid service included in the rental price.

Accessibility
The house is not specifically suitable for guests with reduced mobility.

SURROUNDINGS
The villa is not far from Montone (5 km) and Umbertide (10 km).
The villa is located just 5 km from the medieval fortress town of Montone, recently voted one of the most beautiful hill top towns in all of Italy. Here one can find two very fine restaurants. Furthermore there are some shops. A local town market can be found in Umbertide.

Long walks from the villa are ideal. Lake Trasimeno with all kind of water sport facilities is at 60 km distance.

All kind of activities can be arranged upon request, as well as private cooking at the villa.
Festivals
Annual film festival of Montone (early July). World famous Umbria Jazz (July) and Eurochocolate (October) in Perugia. Furthermore international theatre and music in Spoleto, classical music festivals in Cortona, Citta di Castello and Magione, amongst many others. There are medieval pageants in Arezzo, San Sepolcro and of course the famous Palio in Siena.

Nearest international airports are at Umbria - Sant'Egidio near Perugia (38 km), Rome Fiumicino (240 km) and Rome Ciampino (223 km), Florence (145 km), Forli (145 km), Ancona (166 km) and Bologna (204 km); the nearest E45 Motorway exit is at Promano (7 km) for northbound to Citta di Castello and further to Ravenna, Rimini and Bologna - Milan and southbound to Perugia; nearest train station is in Umbertide (10 km) where also car rentals are available.
