Summary

Villa Lepri d'Arte is a beautiful and spacious, secluded house in its own grounds, on top of a hill surrounded by a panorama of the Umbrian countryside and not far away from the Lake Trasimeno. It was featured as a 'Dream Come True' in the British Telegraph property section.
It's a wonderful place for up to eleven people to have a luxurious holiday. The house is built with traditional Italian features including exceptional stonework, oak beams and terracotta tiles. Inside it has contemporary designer fittings and furniture, and a lovely well-equipped kitchen. The pool is stunning. It is a double infinity pool, from which you can enjoy uninterrupted views over the valley below. If you would like to be spoilt a little more, a brilliant local chef will cook for you the occasional meal - or even cater for you fulltime.

Procedure

The rental includes all linen, bath and pool towels, cleaning of the house twice a week, pool cleaning and gardening, as appropriate. Childcare, shopping and additional cleaning/maid service can be arranged at extra cost. The rental rates apply to the cost of the whole property, irrespective of occupation.
This house is ideal for long stays in the off season. Please inquire for special rates for these periods.

Changing

Saturdays arrival as of 4 PM, departure latest 10 AM.

ACCOMODATION

Bedrooms

4 bedrooms, sleeps maximum of 11 people:
Master suite: 1 extra large double bed ('Emperor' sized);
Bedroom 2: 1 extra large double bed, can be configured with two single beds;
Bedroom 3 (the Terracotta Room): 1 extra large double bed, 1 single bed, 1 child bed, can be configured with up to 4 singles;
Bedroom 4: 1 double bed;
Bedroom 5: 1 cot, 1 sofa bed/futon, cot and sofabed also available.

The large master bedroom has an enormous 'Emperor' sized bed, as well as a leather day bed. It also has two sets of French doors onto its own balcony with views over the valley, as well as a separate comfortable dressing room and stunning bathroom.
Bedrooms 2 and 3 (Terracotta Room) are also spacious, with super king-sized beds, en suite bathrooms and direct access into the garden.
Bedroom 4 is a smaller double room, with access into the bathroom it shares with bedroom 3. Since the rooms are generally very large, the beds can usually be arranged to meet your needs. For example, the Terracotta Room can be configured as a double with a superking-sized bed, with an extra bed, or to sleep up to 4 (children) in single beds. A child's travel cot and sofabed are also available.
All the bedrooms are simply and comfortably furnished with beautiful bed linen. The floors are oak, to match the roof beams, except in the Terracotta Room which is tiled with lovely old terracotta tiles.

Bathrooms

4 Bathrooms:
Master bathroom: toilet, stand alone bath with shower, shower enclosure;
Bathroom 2: toilet, shower enclosure;
Bathroom 3: toilet, bath with shower, bidet;
Bathroom 4: toilet, shower enclosure.

The master bathroom is connected to the bedroom via a separate dressing room. It has a large oval freestanding bath, from which you can enjoy the views across the valley, two washbasins and a separate tiled shower area.
All the bathrooms have beautiful contemporary fittings, including excellent showers.
The fourth bathroom is downstairs and has a mirrored double shower enclosure.
Thick luxurious towels are provided in all bathrooms.

Kitchen

The large kitchen is very well equipped with the latest stainless steel appliances - Gaggenau oven, microwave and hob and American-style fridge/freezer - as well as ice machine, juicer, bread machine, food processor and plenty of beautiful china, glasses and cutlery.
The kichen is an impressive oak design with a stainless steel island and breakfast bar.
Also there is a larger free-standing 'outback' BBQ for use on the terrace at the front of the house or near the pool.

Livingrooms

The main living room, which is more than ten metres long, has huge arched doors looking out over the garden and concertina doors opening out to the South of the house, onto a covered terrace.
The furniture includes a beautiful designer sofa, a large oak dining table and an excellent music system. For the winter, there is also a lovely open fire.
The terrace provides a cool place to eat or just to sit and enjoy the views.

Other rooms

The second living room, on the ground floor, is equipped with DVD player and LCD TV screen, and computer with broadband access. And, for cosy winter evenings, a wood-burning stove. Also downstairs is a separate loo and the fourth bathroom.

Twice a week, more often upon request.

Accessibility

The second livingroom can be easily transfered into a bedroom, with separate bathroom. The whole ground floor is on the same level.

Outside

Villa Lepri d'Arte stands on a hillside in its own pretty gardens, surrounded by open countryside and woodland.
The pool is lovely; it is a 12 by 6 metre double infinity pool, meaning that you have views across the valley in two directions and that the water constantly cascades over the edge. There is a shallow shelf at one end of the pool for small children to paddle on. Next to the pool one can find a stone terrace and shady pergola, equipped with sunbeds, table and chairs. The separate pool house has a fridge, a loo and changing facilities. You may wish to wheel the BBQ down to eat near the pool.

Notes

In the summer the house is bright and airy whilst in the winter it is warm and cosy with underfloor heating, wood-burning stove and open fire. The property has lots of space so it is perfect for families, couples or groups of friends.
The house is furnished in a contemporary style with high quality designer furniture and modern fittings.

SURROUNDINGS

Villa Lepri d'Arte is located on the Umbrian/Tuscan border and stands in its own grounds on a hilltop, overlooking the Pian di Marte and Val di Rosa valleys. It is private and secluded, the grounds being surrounded with open countryside and woodland. Opposite the house, looking across the Pian di Marte (Plain of Mars) is the ruin of the medieval tower, Torre di Fiume, whilst to the East, is the hilltop village of Preggio.

The house is close by the villages Lisciano Niccone, Mercatale di Cortona and Castel Rigone. Other important towns nearby are famous Cortona (20 km) and Umbertide (23 km).

LEISURE

Leisure

Lake Trasimeno (10 km) with its islands, boats, beaches, leisure activities and amazing views is in the next valley, near Tuoro sul Trasimeno (12 km) and Passignano sul Trasimeno (18 km). Golf courses are near Panicarola (38 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (40 km) at Golf Club Perugia (18 holes).

Nearest airports are Umbria International Airport Sant'Egidio near Perugia (55 km), Ancona International Airport (165 km), Rome Fiumicino (250 km) and Ciampino (235 km) International Airports, Florence International Airport (150 km) as well as Pisa International Airport (215 km); nearest Motorway exit is at Tuoro sul Trasimeno (12 km; N75/E45) for the connection with the A1 to Rome and Florence; in the direction Umbertide (23 km) one will find the N3bis/E45 towards the Adriatic coast northbound and to Perugia southbound. Near the train stations of Terontola (23 km) as well as the one in Umbertide one will find car rentals.
