Pricing per week
January-May and October - 18 December: EUR 3000; June-July, September and Christmas - New Year: EUR 3600; July-August: EUR 4500.
Procedure
Deposit: 30% upon booking plus EUR 40 reservation fee, balance 40 days prior to arrival;
security deposit: EUR 800;
weekly cleaning included in the rental price;
extra cleaning, extra bed linen and towels, heating and firewood available upon extra charge.
Changing
Saturdays arrival as of 4 PM until 7 PM, departure latest 10 AM.
ACCOMODATION
Bedrooms
The first floor is accessible via an internal staircase and is composed of two double bedrooms with en suite bathroom with bathtub, a twin bedroom and a double bedroom with shared bathroom with shower.

Three bathrooms of which two en suite.
Kitchen
Also on this floor there is a fully equipped kitchen with a small corner pantry and a service bathroom.
Livingrooms
The main entrance leads into a small reception hall and then into the ample living room with fireplace and dining room.
Other rooms
The house is on two levels where all of the downstairs rooms have independent exits into the garden.
Cleaning
Weekly cleaning and weekly fresh bed linen and towels, more often upon request.

Accessibility
The house is not specifically suitable for guests with reduced mobility.
Outside
The area surrounding the property is about 3 hectare and has vast vegetation: forests, olive groves, secular oaks, colorful flowers, perfumed lavenders and English style lawn. The house has many suggestive corners like the beautiful veranda equipped with wrought iron armchairs and tables, ideal place for aperitifs at sunset, a wide porch furnished for outside dining and a small romantic pergola covered by a black grape vines, ideal to sit back and take in the breathtaking natural background.
The irregular shaped swimming pool has a surface which measures 130 sqm and a variable depth which goes from 0,90 to 1,80 m. Open from the last Saturday of April until the first Saturday of October the pool is situated on a lower level in respect to the property and it is reachable via a staircase. The pool area has splendid views and is well equipped with umbrellas, table and chairs and sun beds.

SURROUNDINGS
A 300 meter unpaved road leads to Villa Martan. The villa is located close to the Medieval cities of Todi and Perugia.
The small town of Grutti (3 km) is quite near. Here you will find some shops and also a very good local restaurant.

Ideal for long walks directly from the property. Beach and water sport facilities at the nearby Lake Trasimeno (66 km). Golf courses are near Panicarola (76 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (50 km) at Golf Club Perugia (18 holes).

Nearest airports are Umbria International Airport Sant'Egidio near Perugia (45 km), Rome Fiumicino (167 km) and Ciampino (150 km) International Airports and Florence International Airport (191 km); nearest E45 Motorway exit is at Todi-Ponte Rio (13 km) for railway stations in Todi further to Rome and northbound to trainstations in Perugia and further to Florence. Both airports and train stations have excellent car rental services.
