Villa Ottocento is a very beautiful and luxury residence dating from 1800 and redesigned by the well known eccentric architect Giorgio Pes famous for the realizations of the movie sets 'Gattopardo' and for the recent restyling of the Italian Parliament headquarter Palazzo Chigi and Villa Madama. The villa is on three floors, each of them have a wide terrace high quality furnished with living rooms and dining area. Villa Ottocento is the perfect place for those who would like to discover the culture, and history or the natural beauty of Umbria, Lazio and the nearby Tuscany. In one wing of the house, but with independent access from outside, where the caretakers are living. Two well mannered Labradors, trained to cohabitate and to respect the guests, live in the villa's garden.

Procedure
Deposit: 30% at the time of booking plus EUR 40,00 reservation fee, balance within forty days prior to arrival.
Changing
Saturdays (depending on other bookings) arrival as of 4 PM and departure latest 10 AM.
ACCOMODATION
Bedrooms
Villa Ottocento is built on three floors. The main entrance is on the middle floor. At this floor is the entire living area, where there is the TV room with fireplace and the living room which has access to the panoramic terrace which is stylishly equipped with a gazebo which provides shade onto the garden room. Also on this floor one can find the kitchen and dining room both of which with terrace. From the main entrance via an internal staircase one can enter the first floor made up of a double bedroom with en-suite bathroom with bathtub and a service bathroom. Underneath the same staircase you can find the ground floor, made up from a twin bedroom, two double bedrooms each of them with en-suite bathrooms. All the bedrooms have direct access to the panoramic terrace.

Villa Ottocento is surrounded by an hectare of well kept lawn and is enriched by secular acacia trees and old walnut trees. Laurel plants and ornamental bushes divide the various areas of the garden. Open from the last Saturday of April until the first Saturday of October, the rectangularly shaped swimming pool measures 14m x 8m with a depth of 1,60 m it is beautifully decorated with mosaic. The pool area is well kept and it is equipped with sun beds, chairs and two gazebos from which one has a kitchen and the other a bathroom and changing room. Between the two gazebos there is a veranda which provides shade over a large granite table ideal for meals and drinks by the pool.

SURROUNDINGS
Only 8 kilometers away from the city of Orvieto the property is very centrally located. Orvieto itself is a pleasant city spectacularly perched on a tuff stone table like hill top. The cathedral especially its facade is among the most beautiful in Italy, not to say in the entire world. Lake Bolsena is not far away and at half a day trip distance Umbrian cities like Citta della Pieve and Todi as well as Montepulciano in Tuscany are worth a visit.
The small village of Canale Nuovo is very near, where you can do your basic shopping.

Nearest airports are Umbria International Airport Sant'Egidio near Perugia (83 km), Rome Fiumicino (156 km) and Ciampino (137 km) International Airports and Florence International Airport (168 km); nearest A1 Motorway exit plus international train station of Orvieto (7 km) also hosts car rentals.
Distances
Immersed in the country side this property is an excellent starting point for whom likes tours and sightseeing all over Tuscany, Umbria and/or Lazio. The entire southern Tuscan country side with UNESCO World Heritage places like Val d'Orcia, Pienza, Siena and San Gimignano as well as famous wine villages like Montalcino (Brunello) and Montepulciano (Vino Nobile) are within a stone's throw so to say. The important Umbrian cities like Todi, Perugia and Assisi can be easily reached via the highway E45. And very important, Orvieto has an important international railway station that enables comfortable visits by train to major cities like Rome and Florence avoiding traffic and parking problems.
