This wonderful charming apartment of 150 sqm (4 + 2 sleeps, 2 bedrooms, 2 bathrooms) is beautifully located on the first floor in one of the old Medieval streets of the historical centre of Umbrian hill town Collazzone which overlooks the Tiber valley. This unique place is part of the Medieval town wall and has wonderful views on the Umbrian country side from two sides of the apartment. The luxury interior is light modern, done in a cozy style with many appropriate personal touches.
The apartment is just two foot steps away from some local shops, a restaurant, church and a bar. Two great large outside terraces make this place also ideal for anyone who likes to be 'in town' but still would like to enjoy a private outside in Summer. With a fireplace in the living room one may also think of enjoying a short break or even a longer stay in Winter.

BOOKING INFORMATION
Pricing per week
October - May: EUR 750; June - September: EUR 900.
Procedure
Deposit: 30% upon booking, balance 30 days before arrival;
weekly cleaning: EUR 50 per week;
security deposit: depending on the length of stay.
Changing
Saturdays (depending on other bookings) arrival as of 4 PM, departure latest 10 AM.
ACCOMODATION
Bedrooms
Two Luxurious rooms, one with two single beds who can be made together as one double bed including fitting bed linen; the other room has a double bed. A sofa-bed for two people is positioned in the living room.
Bathrooms
Two modern bathrooms (toilet, shower and bidet) of which one with a separate bath.
Kitchen
Open, well equipped, kitchen with separate room where washing machine and dryer can be found.
Livingrooms
Very spacious living room, very nicely decorated. Large dining table. HIFI system and satellite TV. Tuned Piano.
Other rooms
Cleaning
The cleaning lady will weekly clean the house and will bring weekly fresh bed linen and towels.

Amenities: Oven, Dishwasher, Washing machine, Iron+board, Satellite tv, Internet access, Central heating, all in good condition.

The apartment is not specifically suitable for people with mobility problems
Outside
The apartment has a great outside terrace. This very large private terrace has beautiful flower pots in Summer and enjoys shadows in hot summer from the neighbouring trees in the town streets without giving a 'closed up' feeling. One can enjoy great outside lunches and dinners.
Notes
SURROUNDINGS
Collazzone is very well positioned. Villages like Bettona, Deruta (ceramics), Marsciano, Fratta Todina, Gualdo Cattaneo are easy to reach. Both popular cities Todi and Perugia are only 20 minutes away and also Orvieto and Assisi are very easily reachable.
In the old town of Collazzone some basic shops, post office, a restaurant and bar are available. At 7 minutes driving distance down hill near the E45 motorway a mall with many stores like supermarket, fish shop, hair dresser, bar and the like can be found.

Ideal for long walks directly from the property. Beach and water sport facilities at the nearby Lake Trasimeno (54 km). Golf courses are near Panicarola (64 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (38 km) at Golf Club Perugia (18 holes).
The nearest swimming pools are in Marsciano (10 km), San Venanzo (15 km) and a very beautiful one in Todi (18 km).

Nearest airports are Umbria International Airport Sant'Egidio near Perugia (34 km), Rome Fiumicino (180 km) and Ciampino (160 km) International Airports and Florence International Airport (180 km); nearest E45 Motorway exit is at Collepepe (7 km) southbound for railway stations in Todi further to Rome and northbound to trainstations in Perugia further to Florence. Both airports and train stations have excellent car rental services.
