This truly beautifully located country villa was finished in May 2010. The fully local stone exposed country house (6 sleeps), separate garage and private swimming pool are located in the middle of a green area consisting of garden and active olive and wine grove. The property is neighbouring with a small quiet residential area of independent houses and villas at only 2 kilometers distance from the old town of Piegaro. The house itself is fully air conditioned and has a large living room, kitchen, three bedrooms, two bathrooms, separate toilet and stone exposed wine cellar. Two large porches enjoy spectacular views to the towns of Panicale, Piegaro and Citta della Pieve with the Tuscan mountains in the back.

Special 25% discounted prices for 2010: October - June: EUR 1650; July - September: EUR 2000.
Procedure
Deposit: 30% upon booking, balance 30 days before arrival; weekly cleaning: EUR 100; security deposit: EUR 500.
Changing
Saturdays (depending on other bookings) arrival as of 4 PM and departure latest 10 AM.
ACCOMODATION
Bedrooms
2 of the 3 luxurious bedrooms have a double bed. One bedroom has 2 double beds, which can be made into a double bed. The spacious master bedroom is located at the top floor in an elevated tower like part of the house with views in three directions. An en suite open bathroom with free standing bath in front of a local stone exposed wall completes a true intimate apartment feeling of this area.
Bathrooms
2 luxury bathrooms, with marble sinks, of which 1 is en-suite both with modern furniture (toilet, shower, bidet). The en suite bathroom in the master bedroom hosts a spectacular free standing bath tub against the scenery of an uplighted local stone exposed wall. There is a separate guest toilet on the ground floor.
Kitchen
Open, well equipped, kitchen made by local carpenter, with impressive Boretti stove and espresso machine. In the cellar the washing machine and dryer are located.
Livingrooms
Very spacious living room, decorated with antiques and local made furniture, attached to the large veranda which is overlooking the countryside. Handmade woodburner. Large dining table. HIFI system and satellite TV.
Other rooms
A separate utility room with all equipment (water softener and pressure control, airconditioning, etc.) is in the basement. The wine cellar can be used upon request.
Cleaning
Weekly fresh bed linen and towels included. Permanent maintenance of the house, garden and pool in all aspects during your stay. The cleaning lady will clean the house once a week; more often upon request.

Accessibility
The house is not specifically accessible for people with mobility problems.
Outside
The swimming pool is 10 x 5 meters and nicely located in the vineyard; a well preserved and maintained garden (including automatic daily watering) consisting of a lawn around the house with big old olive trees being part of a huge olive grove and luxurious garden furniture. Traditional BBQ built in local stone near the house.
Notes
One must know that there are 3 dogs (small, very friendly to children, absolutely no biting and barking!) who can access the garden now and then to say 'hello'. A laptop with flat wireless internet access is available for guests.
SURROUNDINGS
The Lake Trasimeno is 25 km away. Nearest village is Piegaro (2 km) and other important towns are Città della Pieve (13 km), Paciano (18 km) and Panicale (13 km).
Piegaro is a sleepy medieval town with some shops (butcher, bakery, small grocery), bars, pharmacy, bank and church. Better equipped shops one can find in Tavernelle di Panicale (9 km) on the way to Perugia. In Piegaro and around one can find some local restaurants; a broader offer with also some fine restaurants is found in Città della Pieve.

Beach and water sport facilities at the nearby Lake Trasimeno (25 km). Golf courses are near Panicarola (16 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (28 km) at Golf Club Perugia (18 holes).

Nearest airports are Umbria International Airport Sant'Egidio near Perugia (45 km), Rome Fiumicino (190 km) and Ciampino (175 km) International Airports and Florence International Airport (165 km); nearest A1 Motorway exits are at Fabro (20 km) for Rome and exit Chiusi (25 km) for Florence; international train station of Chiusi (22 km) also hosts car rentals.
