Summary
This newly built typical Umbrian local stone exposed country house,with private Spa, is postioned in the middle of an olive grove and vineyard was finished end of May 2010. The fully air conditioned place (6 sleeps) has a separate garage, private swimming pool comfortably located near the large porch that is extended with a pergola providing shade on hot Summer days. The property is neighbouring with a small quiet residential area of independent houses and villas of similar quality at only 2 kilometers distance from the old town of Piegaro. The house itself has a large living room with open kitchen, three bedrooms, two bathrooms, separate toilet, study and stone exposed wine cellar. One can enjoy spectacular views to the towns of Panicale, Piegaro and Citta della Pieve with the Tuscan mountains in the back.

Procedure
Deposit: 30% upon booking, balance 30 days before arrival; weekly cleaning: EUR 100; security deposit: EUR 500.
Changing
Saturdays (depending on other bookings) arrival as of 4 PM and departure latest 10 AM.
ACCOMODATION
Bedrooms
At the mid level floor two large guest bedrooms are located each with double beds and large cupboards. One level up one will arrive at the elevated tower like area that hosts the master bedroom and bathroom. The bedroom itself has a spectacularly beautiful local stone wall and even hosts a freestanding Scandinavian wooden bathtub in the room! With vast views to three directions this is - literally - the top spot of the property.
Bathrooms
The mid level floor hosts the guest bathroom with shower, sink and toilet. At this level also a separate guest toilet can be found. The en suite bathroom in the master bedroom has toilet, sink and a really luxurious Turkish bath!
Kitchen
The well equiped handmade kitchen is open with the living room. It has a separate island with marble sink, work top and cupboards all around. In the cellar the washing machine and dryer are located.
Livingrooms
The living room is spacious and cosy decorated and leads to the large porch with pergola which is overlooking the countryside. The fireplace has a hot air circulation system for the living room and master bedroom. In front of it one will find a large dining table. HIFI system and satellite TV are available.
Other rooms
A separate study at the mid level floor has an open connection with the kitchen and living room area. In the basement a separate utility room with all technical equipment (water softener and pressure control, airconditioning, etc.) is installed. The wine cellar can be used upon request.
Cleaning
There is a maid service included in the rental price.

Accessibility
The house is not specifically accessible for people with mobility problems.
Outside
Casa Vigna has a large porch that is extended with a beautiful pergola. Here one can enjoy long Summer lunches or evening dinners. Another small open air terrace is to be found in front of the main entrance door. The swimming pool measures 10 x 5 meters and is conveniently located directly next to the house. A well preserved and maintained garden (including automatic daily watering) surround the house and consists of a lawn with big old olive trees being part of a huge olive grove that continues into the gardens of both neighbouring properties. Luxurious garden and pool furniture completes the outside area.
Notes
One must know that there are 3 dogs (small, very friendly to children, absolutely no biting and barking!) who can access the garden now and then to say 'hello'. A laptop with flat wireless internet access is available for guests.
SURROUNDINGS
The Lake Trasimeno is 25 km away. Nearest village is Piegaro (2 km) and other important towns are Città della Pieve (13 km), Paciano (18 km) and Panicale (13 km).
Piegaro is a sleepy medieval town with some shops (butcher, bakery, small grocery), bars, pharmacy, bank and church. Better equipped shops one can find in Tavernelle di Panicale (9 km) on the way to Perugia. In Piegaro and around one can find some local restaurants; a broader offer with also some fine restaurants is found in Città della Pieve.

Beach and water sport facilities at the nearby Lake Trasimeno (25 km). Golf courses are near Panicarola (16 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (28 km) at Golf Club Perugia (18 holes).
