Summary
This traditional luxurious Umbrian villa of 200 sqm (6 sleeps, 3 bedrooms, 2 bathrooms) was built in 2008 using authentic materials like stone exposed outside walls and wooden beams. The interior is done in a light modern, but cozy style and can be described as very luxury. The fenced villa is dominantly positioned on top of an important hillside near Lake Trasimeno. Enjoying spectacular vast views to Tuscany (Montepulciano). The old Medieval town of Piegaro is only 2 kilometers away where the A1 Motorway (Rome-Florence) is only 20 minutes drive.
The villa is not isolated, but will offer enough privacy. The beautiful pool is positioned within an olive grove and is surrounded by modern garden furniture. The garden consists of large lawns, roses, oleanders, lavender, cypresses and rosemary. A large veranda and separate pergola offer shade at any time of the day. In the basement the internal parking garage is positioned as well as the beautiful traditional wine-cellar.

Procedure
Deposit: 30% upon booking, balance 30 days before arrival;
weekly cleaning: EUR 125;

Changing
Saturdays (depending on other bookings) arrival as of 4 PM and departure latest 10 AM.
ACCOMODATION
Bedrooms
All 3 luxurious rooms have a double bed. There are 2 folding beds, we suggest this only for young children sleeping at their parent's room. In the main bedroom a large flat screen satellite TV is positioned, built in the cupboard.
Bathrooms
2 bathrooms of which 1 is en-suite both in modern style (toilet, shower, bidet). There is a separate guest toilet on the ground floor.
Kitchen
Open, well equipped, kitchen with separate scullery where the washing machine, dryer and a second large fridge are located. JURA espresso machine.
Livingrooms
Very spacious living room attached to the large veranda which is overlooking the countryside. Traditional Umbrian fireplace. Large dining table. Loewe HIFI system and satellite TV. Tuned piano.
Other rooms
3 utility rooms in the basement. The wine cellar can be used upon request.
Cleaning
Weekly fresh bed linen and towels included. Permanent maintenance of the house, garden and pool in all aspects during your stay. The cleaning lady will clean the house once a week; more often upon request.

Accessibility
The house is not specifically accessible for people with mobility problems.
Outside
The swimming pool is 10 x 5 meters; a well preserved and maintained garden (including automatic daily watering) consisting of large lawns with up to 50 big old olive trees around the house and luxurious garden furniture. Traditional BBQ built in local stone near the house.
Notes
One must know that there are 3 dogs (small, very friendly to children, absolutely no biting and barking!) who access the garden now and then to say 'hello'. A laptop with flat wireless internet access is available for guests.
SURROUNDINGS
The Lake Trasimeno is 25 km away. Nearest village is Piegaro (2 km) and other important towns are Citta della Pieve (13 km), Paciano (18 km) and Panicale (13 km).
Piegaro is a sleepy medieval town with some shops (butcher, bakery, small grocery), bars, pharmacy, bank and church. Better equipped shops one can find in Tavernelle di Panicale (9 km) on the way to Perugia. In Piegaro and around one can find some local restaurants; a broader offer with also some fine restaurants is found in Citta della Pieve.

Ideal for long walks directly from the property. Beach and water sport facilities at the nearby Lake Trasimeno (25 km). Golf courses are near Panicarola (16 km) at Golf Course Lamborghini (9 holes) and in Ellera Umbra (28 km) at Golf Club Perugia (18 holes).

Nearest airports are Umbria International Airport Sant'Egidio near Perugia (45 km), Rome Fiumicino (190 km) and Ciampino (175 km) International Airports and Florence International Airport (165 km); nearest A1 Motorway exits are at Fabro (20 km) for Rome and exit Chiusi (25 km) for Florence; international train station of Chiusi (22 km) also hosts car rentals.
